Describe the operating business.

The operating picture may include equipment, staff, a brand, membership arrangements, systems and other business activities. Identify which activities and assets you intend to discuss. Do not assume that a proposed transfer includes every item associated with the site.

Describe the property separately.

State whether the land and building are owned or leased, and identify your role in each. If the operating company and property have different owners or entities, explain that structure at a high level.

An initial inquiry does not need private agreements or entity documents. Keep those for an appropriate later review. Questions about leases, title, transfer rights, permits and obligations depend on the actual documents and relevant professional advice.

Be clear when the scope is still open.

It is reasonable to be exploring options. Say whether you are considering the business, the real estate, both, selected sites or an undecided structure. A seller summary should describe your current position without implying that a particular structure is available, appropriate or agreed.

Use accurate role and authority information.

An owner, partner, operator, landlord and representative may have different authority. State your role and explain any approvals that remain outstanding. Public property advertising requires separate review of the information, availability and marketing authority.

Start with your owner summary.

Share your wash format, market and plans. Keep sensitive records for a later review.
